Step 1: You set an appointment with us to talk about your property
Maybe we reached out to you with a letter or maybe you found us online. Either way, the first step is setting up a meeting to chat about your property. Here we can answer any remaining questions you may have about the process, discuss the property a bit and get into the specifics of our offer.
Step 2: We conduct a title and property inspection
The first step we take is to check the title of the property to make sure it’s “free and clear of all encumbrances with a good and marketable title.” This just means there aren’t any liens on the property that would prevent you from selling us the property. Along with that, the inspection is a routine check on our end that allows us to be sure the property matches public records (i.e. you are the actual owner, property lines match, etc.)
We then conduct a quick overview of the property to ensure everything works. This includes but isn’t limited to checking slopes, streams/ wetlands, soil composition, vegetation, zoning and building restrictions/ setbacks.
While it can sound like a lot, this part of the process only takes a maximum of 3 business days. We know you don’t want to be stuck waiting on us so we act as quick as we can and will always keep you updated.
Step 3: We finalize the offer on your property
If we’ve gotten to this point that means we love your property and want to move forward. Now that everything is checked out, we’ll draft a formal contract to get you paid and convey the title. With some transactions, we go through a settlement company. With simpler ones we’ll often forego a settlement company to save you money.
Step 4: You get paid!
We’ve made it! At the same time title is conveyed, we’ll provide you with a cashier’s check for your property. As a rule of thumb, wire transfers can take 1-2 business days to complete. Most times you’ll see the money in your checking account the next day but if we settle on a Friday, it can sometimes take until the following Monday.
