Are there back taxes or liens associated with the property?

Nope! All of our properties are up to date and are free, clear and current at the time of conveyance.

Does the property have utilities?

Each property is unique so we’ve taken the time to include this on each property listing. Things such as water, electricity, and septic are vital and we’ll make sure to let you know ahead of any transaction.

What is just as important is if these utilities would be allowed by permitting authorities and can be installed with a normal amount of effort. We’ve also researched this for your benefit and have listed them in the property description.

Will you build a home on the property for me?

We just sell the land, we don’t build on it. That said, we are familiar with the local zoning/ building codes to ensure what you want to do is allowed!

Remember - Joe Duggan is a licensed landscape architect with over 40 years of design and layout experience in this region. If you’re looking to hire someone to help guide your land improvements, there’s no better place to turn.

Our main goal is to ensure the lots we buy are suitable for home construction, whether you have the resources to do it yourself or if you need a little help along the way.

We’re new to the area and don’t know the required builders and tradesmen to improve the property. Can you help with that?

We certainly can! Joe has been working here for more than 20 years and has supervised many projects in the area. Along with that, he is also involved with the several of the local building groups. As a result we have an extensive network of quality builders and related tradesmen that we are happy to share with you.

Not only that - but we can recommend the perfect builder for you. Each builder has their own strengths and weaknesses so we can match you with the perfect help.

As an added bonus, if you let such builders know you were referred by us you can rest assured you will have their attention. We provide these companies with referrals on a constant basis which means they need to take you seriously. If all goes well with your project, they know that we’ll trust them with more down the line. In a real sense, they are not only working for you, but us as well.

Is Title Insurance Available?

Absolutely! Before we purchase any land, we conduct a thorough review of the property to ensure everything checks out. All properties that we sell are insurable by nationally recognized title insurance companies.

Do I need a realtor or attorney?

We’ve created a simple, straightforward process with easy to digest contracts so that you don’t have to. That said, we always encourage you to hire a professional, whether it’s a realtor or attorney, to make you feel like you’re making the best decisions.

Why should I buy from you rather than a realtor?

Realtors charge anywhere from 2-10% (depending on the type of property) of the purchase price. Oftentimes this fee is charged to the sellers, but they take this into account and will raise the price of their property before listing it. By working with us, you’re removing the middleman and saving that much more on your new property.

How can I tour the property?

Call us and schedule a visit! Each property is unique, so there are different steps to visiting each one. While most of our properties have direct access from a public road suitable for most vehicles, others can be tougher to get to.
